Our full service auction staff will advertise and promote your auction-preparing a brochure and “mailing” to a specific target market available from our mailing list. These brochures include digitally produced photos, the auction date, time, location, and terms and conditions of the auction. Our brochures have been designed to be visually appealing to several different target markets, as well as being clear and easy to understand, to make attendance at the auctions inviting. We have a 2900 square foot auction warehouse on 3.5 acres located at 6460 N. Broadway, Wichita, Kansas. We prepare your merchandise for auction, and display it to it’s best advantage, producing the highest dollar for the seller. We have a computerized system for clerking and cashiering auctions. This is beneficial to both buyers and sellers. As a seller, you will receive a complete printout of bidders and all auction items sold, giving individual prices and total sale. As a buyer, you do not have to wait for the “clerk sheets” to be delivered to the cashier in order to leave. As soon as you purchase an item it is already added to your total, thus making it easy for you to depart when you’re ready. What if I want to sell a piece of property at auction? About anything you can imagine can be sold at auction, from farms and ranches to single family residences, to vacant acreage or lots, to multi-family or rental properties. How does selling a Real Estate property through auction actually work? We begin by filling out a simple agreement that spells out the details of the sale such as auction date and time, what property is being sold, commission and advertising fees, terms and conditions, etc… We place all advertising in the most appropriate media, (including our web-site). We mail information about your upcoming auction to a target specific category from our mailing list, and guarantee you a maximum cost of all marketing. We will then give “private tours” of the property to all interested parties. Then we conduct the sale, work with the various buyers that are present, write the contract, collect a non-refundable “earnest money” deposit from the buyer of your property, and arrange with a title company for the closing, (the sale usually closes no later than 30 days from the date of the auction). We have all the conveyance documents prepared; such as deeds, (all except trustee’s deeds which are prepared by your attorney), affidavit of no liens, IRS 1099 forms, etc… Usually prior to the day of closing, we have the seller sign all the conveyance documents, go to the closing for you, (we will have gone over this with you prior to closing). We do our best to anticipate problems and solve them before closing. We pick up your check after closing which we then deliver to you. Do I have to sell my property if the offer is ridiculous or too low? NO! You can have a minimum price, below which you are not obligated to sell. We normally do not announce this minimum price to the public, nor share it with buyers. You should be available the day of the sale so that if the bidding doesn’t exceed your minimum, you can be consulted about whether or not to accept it. Once the bidding goes above the minimum price you’ve established, it becomes an “absolute sale”, meaning that the highest bidder will get the property. |
